Apollo were awarded the contract for a retail office fit out of an empty shell commercial unit on Finchley Road for both the Cat A and Cat B fit out elements of the works.
The space provided was a complete shell with concrete floors and ceilings and breeze block walls. Apollo were contracted to create a main office space, with three meeting rooms, a reception, staff room, disabled WC, two main toilet areas, a small visitors toilet block and a sub let office area with kitchen. This meant a lot of ventilation work had to be carried out to get the correct amount of fresh air and extraction to non naturally ventilated areas and specifically to the WC’s. The heating and cooling systems are now l via the new AC system we installed which had it’s own challenges. The AC condensers could only be located in the lower ground car park which meant a pipe route of 40m.
The building is a BREEAM approved build which meant our fit out and design had to meet very strict guidelines, which had to be approved by the Building Management Companies Green Lease checklist. This meant every single element of the fit out had to meet a certain standard, for example the amount of air changes a minute our ventilation provided, metering of the electrical system, water main and all AC condensers having their own meter, toilet cisterns could only hold a maximum of 4.5l, the lighting needed to provide specific lux levels, the paint used for decorations had to meet specific EU standards and even the carpet adhesive used had to be approved prior to us using it.
Although this meant an awful lot of paper work and box ticking, it does now result in us producing a BREEAM approved retail office fit out.
The project ran to programme throughout with both the Cat A and Cat B elements being handed over on time to our clients. The Cat B tenant took occupation in early February and are very happy in their new home.
